Will the State Government forget property rights of owners when it compulsory acquires property for housing, asked the Member for Barwon Kevin Humphries in State Parliament this week.
Mr Humphries said the Government has the intention to expand its compulsory acquisition powers.
“Following over a decade of mismanagement of the housing sector, NSW Labor has come to the startling realisation there is a shortage of affordable housing in Sydney,” Mr Humphries said.
“Surprise, surprise, that families are being forced to the fringes of a city that can't keep up with its growth.
“Expanded powers will see the NSW Government compulsory acquire land and property near railway stations and then on-sell it to developers for them to build medium and high density accommodation,” he said.
“For the Government to bypass the normal transaction process is something we should all be concerned about.
“The day any Government can openly seize your property or assets and on-sell it to a developer for profit is a throw back to the old 'communist' days.
“Karl Marx said owning property or assets, was a purely selfish ideal – a philosophy and way of governing that failed.”
Mr Humphries said that people should keep in mind that NSW Labor had made no mention of assessed community benefit or compensating people for loss of property rights.
“We have seen recently in towns such as Moree where NSW Labor by-passed local authorities and the community and imposed inappropriate high density social housing projects in single dwelling areas.
“This ‘mighty effort’ will impact on the culture of the area and devalue properties in the immediate vicinity,” he said.
“Not only is this incompetent Government stealing peoples' houses, it is stealing the neighbourhood as well.”
Mr Humphries said Property Rights was not just affecting primary producers who have had what constitutes a compulsory acquisition in the regulatory lock up of land without just terms.
“Under NSW Labor the issue is becoming more apparent in towns and major cities such as Sydney.
“By supporting the development of new homes and accommodation all governments need to play by the rules.
“The Liberals and Nationals have committed to working with communities when it comes to planning and appropriate development and will not by pass local entities.
“We will reduce red tape and developer costs which will improve housing affordability.
“The Liberals and Nationals will target decentralisation strategies encouraging families and business to rural and regional centres,” Mr Humphries said.
